How we helped

Principality Commercial supported our long-standing client, Quad Projects, in the purchase and redevelopment of a 1960s house, located on Ormond Avenue in Hampton, London.

Quad Projects are a group of private companies based in Richmond, all actively involved in architecture, property development and construction.

Nuggy Lianos, Quad Projects said “Principality Commercial has been our ‘go-to’ lender for a number of years now and the reason we keep coming back to them is because the people are a pleasure to deal with. Principality’s processes are the most straightforward and cost effective that we have come across.”

More about this project

The transformation has resulted in the contemporary and well-designed detached residence, Turn House. Featuring a spacious open plan kitchen, dining area and lounge, Turn House includes a separate gym in an annex, which can be accessed through a glass-covered pathway.

The first floor consists of four bedrooms, two of which have ensuite bathrooms, as well as a family bathroom. The second floor is dedicated to the master suite, complete with a dressing room and ensuite bathroom.

Principality Commercial provided total funding of just over £1.5 million, to support the purchase and redevelopment of the property. The development completed in Summer 2024.

Chad Griffiths, Senior Relationship Manager at Principality Commercial said:
“It has been great to support another scheme for our clients, Quad Projects. This project represents a substantial conversion of an existing house to provide a truly stunning, architect designed home in a popular location. We look forward to supporting further such projects across London in the coming months.”
